In this video, I will tell you why.
The MLS or Multiple Listing Service is a local or area specific system used by brokers to advertise your home for sale and establish contractual offers of compensation among brokers. Only agents have access to imputing a home for sale on the MLS and Arizona has one of the nations largest with 29,000 agents or subscribers. In Arizona, the MLS covers cites to include Queen Creek, San Tan, Chandler, Gilbert, Mesa, Tempe, Scottsdale, Tempe, Phoenix, Glendale, Peoria, and many more!
Listing your Queen Creek home for sale on the local MLS is one of the most important things you can do to sell your home. Buyers in Queen Creek and even buyers out of state looking to buy in Queen Creek who are working with an agent are set up on searches based on buying criteria and these people are typically serious about purchasing a home. The MLS is the single best resource for home buyers and sellers, but simply listing your Queen Creek home on the MLS is not enough!
We live in a world where 90% of consumers start their home search ONLINE. In order to maximize the exposure of your home to the largest number of potential buyers possible your home needs to be EVERYWHERE!
So what do I do to make sure your home receives the maximum exposure so you can net the most money possible in the shortest period of time?
1. Listing Syndication
2. Dynamic photos
3. HD video.
Listing Syndication is the process of getting your home listed online on many reputable sites where people search for their new home to maximize exposure.
I use over 100 publisher websites in addition to the MLS to maximize your Queen Creek homes’ exposure all over the world. You home is on the site they use to find their next home! See some of the examples below:
Listing syndication by itself is still not good enough. If you market with poor photos people will skip right past your home.
Dynamic photos showcasing your home are vital to attracting buyers.
If you were looking at homes in Queen Creek and saw these photos, would you consider asking for more information about the home?
Have high quality photos is essential to marketing your home.
But having good photos is not good enough.
HD VIDEO, why video?
Did you know that video is 80% more effective in engaging the audience? The Pew Internet and American Life Project Study
Or that over 90% of internet traffic is video? –CISCO
Or that video makes up over 50% of mobile network traffic and that is expected to rise to over 60% by 2016? –CISCO
Or maybe most importantly YouTube is the 2nd largest search engine in the world and video shows up on page one of Google.
Why is it that less than 2% of agents nationally use video to market your home?
With the use of video and market syndication, I recently sold a home without going on the MLS with multiple offers in under 2 weeks.
I did this by listing the home all over the Internet and I featured the listing on Zillow and Trulia. In that featured listing, I have multiple dynamic photos and a link to the video of the home.
In that two week time on Zillow alone I had 19,021 views and almost 600 page views. I also had over 350 unique views on the youtube video. See the video below
